2110 Nogales Trl. Austin, Tx.

2110 Nogales Trail is a pre-foreclosure single-family acquisition in South Austin, currently under contract to sell. The project scope included new flooring, interior paint, a complete kitchen and bathroom renovation, and updated fixtures and finishes throughout. The transaction required navigating substantial title and deal-structuring complexity, coordinating across legal, financial, and construction workstreams to bring the project successfully under contract.

430 Groff Ave. San Antonio, Tx.

430 Groff Avenue is a single-family residential project in San Antonio and the first acquisition completed under Ardent Edge Capital. The property was sourced off-market and underwent a comprehensive renovation, including a new roof, HVAC system, flooring, drywall, and windows, alongside a restructured kitchen with custom built-ins, a full bathroom remodel, and refreshed fixtures and finishes throughout. The rehab was delivered in under two months, on time and under budget despite unforeseen scope additions during construction. The property was sold to a retail buyer, generating a 50% cash-on-cash return in under six months.
